Just realized my flood insurance was way too cheap, that's a red flag
I bought my place in Cobb County back in 2019 and my flood policy was $640 a year, I thought I was getting a deal. Last month my neighbor's crawlspace took on water during that big storm and their claim got denied because the policy didn't cover what the adjuster called 'gradual seepage'. I called my agent and it turns out my policy had the same exclusion, plus my premium was low because the zone map hadn't been updated since 2012. I re-ranked through FEMA's site and my actual risk level is way higher than what the lender used. Got a new policy with proper coverage for $1,850 a year and I feel stupid for not checking sooner. Anyone else find out their policy was based on outdated flood zone maps around here?
