Why does nobody tell you to check the county tax assessor site before you list your house in Marietta?

I compared the Zillow estimate to the Cobb County assessor page for my place off Barrett Parkway and the county number was $31k lower, which killed my plans to list high. Anyone else get burned by going off the online estimate instead of the county card?
