Question about the 80% LTV rule people keep quoting for cash out refi
I keep seeing folks in here say you can pull cash out up to 80% of your home's value and treat it like it's set in stone, but that number is not some universal law. When I refinanced my place in Mesa last year, my lender capped me at 75% because it was a condo and they had their own overlay rules on top of the standard ones, so that extra 5% I was counting on was just gone. I had a contractor quote for a new roof at $14,200 and I ended up $3,000 short after closing costs ate into what I could pull. The thing people get wrong is they run their whole budget off that 80% figure before they even call a lender and check what that specific lender will allow on their property type. A single family house and a condo and a two unit building can all get different caps at the same bank, and it changes again if your credit has a ding on it. Get the actual number from the person doing your loan before you promise a roofer anything. What LTV did your lender cap you at, and did it match what you expected going in?
