The day I realized I was using cash out refi to gamble with my house
Took a 60k cash out refi back in 2021 to flip two properties near Austin. Kept telling myself I was being smart with the money. Then last spring I took another 30k out to buy crypto and a used boat. My buddy Mike finally flat out asked me if I was trying to lose my house. That hit different. I was treating my equity like a salary, not a loan. Now I only use cash out for stuff that pays itself back like a rental down payment or killing a 9% credit card. Anyone else catch themselves doing something dumb with that lump sum before they woke up?
