Why does nobody talk about a small HELOC piggyback instead of pulling all the equity at once
I was dead set on a full cash out refi on my place in Boise last spring, and the loan officer quoted me about $310 a month more on a $60k pull at 7.1%. Then my neighbor, who flips houses on the side, asked why I needed the whole amount up front when I was only doing a kitchen and a roof over 18 months. So I asked the lender about a small HELOC for $25k sitting behind my first mortgage instead. Closing costs came to $410 total, no appraisal since they used an automated value, and I only draw what I need each month, so interest is on the balance, not the full line. My payment on the first mortgage never moved, and I slept way better than I would have with a bigger loan. Curious if anyone here went the piggyback route and how the draw period treated them.
