That termite inspection company in Marietta missed the rot behind the gutter
We bought a 1998 brick ranch off Johnson Ferry last spring and the inspection came back clean. 8 months later I pulled back the fascia board while cleaning gutters and found soft wood spreading about 3 feet from the downspout. The fix cost us $1,400, and when I called the inspector he said they only check visible wood, which seems like a huge loophole. Anyone else had a report that missed something obvious until you got up on a ladder yourself?

That inspection report pretty much covers what they can see from the ground.
