My HELOC got frozen mid draw and I'm done pretending cash out refi is risk free
Everyone in this group acts like tapping equity is free money, but my lender froze my $40k HELOC draw in early March right when I needed it for a roof and a van repair. I was 3 weeks into the draw period, had pulled $12k already, and they sent a letter saying my home value "changed" and the line was suspended until a new appraisal. The appraisal came in $18k lower than the one from 16 months ago, so they cut my available credit and I had to put the roof on a credit card at 22% interest. I get why people lean on refi, but nobody talks about how fast a lender can pull the rug once values slip. Has anyone fought a suspension like this and won, or is a new appraisal just the end of the story?
