PSA: your cash out refi isn't free just because the rate stayed the same

Neighbor in Phoenix refinanced $38k out last year at the same 6.1% and bragged about it, but his payment went up $240 because the term reset to 30 years. Ask for the new payment in dollars on paper before you sign anything, or you'll be the one surprised at closing.
