Property tax appeal saved me $1,100 in Cobb County, here's how

I bought a house in Marietta back in 2022 and this year the reassessment jumped my value by like 18%, which felt crazy since my neighbors house sold for less than what they valued mine at. I pulled the county's assessment data online and found 3 comparable sales within half a mile that all closed under my assessed value. Spent one evening filling out the appeal form on the Cobb County website, attached photos of my kitchen and bathroom since they're dated, and included the MLS printouts. Got a letter last month saying they agreed with my numbers and dropped the value. My property tax bill went down about $1,100 for the year. Has anyone else gone through the appeal process and did you hire one of those tax appeal companies or just do it yourself?
