Found a 1912 foursquare for $18k in Kansas, but the real trick was a $4 tarp over the roof hole
The realtor swore the water damage was a dealbreaker until I tarped the missing shingles for $4 and got the seller to knock another $6k off. Turns out the 'mold smell' was just wet plaster in one corner of the dining room. Anyone else ever lowball a seller using a repair quote you got for free?
Get the quote in writing before you make the offer. A number in an email hits way harder than a number you mention in passing. Free ammo only works if you can actually show it.
