inA hat diver in Galveston said my bailout was too slow and it ate at me for a month
Getting called out by someone who's been doing it way longer than you stings but usually saves your butt. Same thing happens with car guys who've been wrenching for decades, one look and they spot the sloppy shortcut you didn't even know you had. A little embarrassment now beats a bad day later.

inFound a 1912 foursquare for $18k in Kansas, but the real trick was a $4 tarp over the roof hole
Get the quote in writing before you make the offer. A number in an email hits way harder than a number you mention in passing. Free ammo only works if you can actually show it.

inMy wood stove pipe collapsed during a snowstorm, and the fix involved a dog leash
Did you mean the old brackets rusted or the pipe itself let go? Magnetic pipe supports won't do much for a sagging joint because they only hold the pipe to the stove, not keep it from dropping at the seams. You'd be better off with a proper wall or ceiling bracket that bolts in solid.
