I finally got my 100 year old Detroit Shoreway garage door to stop sticking, and it only took 3 weekends
When I bought my place near West 65th, the garage door would jam about a foot off the ground every single time. I figured it was the tracks, so I lubed them, then replaced the rollers, then shimmed the hinges, and none of that helped. Turns out the whole frame had settled toward the alley over the decades, so the door was basically climbing uphill. A neighbor on West 58th lent me a 6 foot level and we shimmed the bottom plate with a couple of scrap treated boards, and now it glides up easy. Has anybody else on the west side dealt with a garage that leans, and did you fix the frame or just buy a new door?
