Just learned property taxes in my county went up 22% this year

I was looking at my escrow statement yesterday and nearly choked. My property taxes jumped from $3,400 to $4,150. Nobody sent me a notice. I found it buried in the county assessor's online portal. Has anyone else had luck fighting a reassessment in Cook County?

Yeah fighting Cook County assessor is basically a full time job honestly. I went through it two years ago and it took me like six months of going back and forth with them. The key is finding comparable sales in your neighborhood that actually sold for less which is tough right now because everything's inflated. I hired one of those property tax appeal lawyers for like 25% of whatever they saved me and it was worth it just to not have to deal with the paperwork myself. They got me knocked down about 12% but it still went up overall.

I used a local appraiser who specialized in tax appeals and it cost me $350 flat fee. They pulled 8 comps from my block that sold within the last year and showed the assessor totally overvalued my place by about $40k. The county knocked it down to what it should have been and I saved way more than the $350 over the next few years. Did you check if any of your neighbors had success with a specific appraiser or lawyer?
