Watched my neighbor's lawn go from patchy to perfect over one summer

I live over near Edgewater Park and this guy down the street had the saddest lawn for like 3 years straight. Last spring he finally hired a crew to aerate and seed it with some kind of fescue mix I think. By August the whole thing was thick and green and I couldn't believe it was the same yard. Has anyone else seen a big lawn change like that around here and know what actually works?

...and the REAL secret is nobody talks about the watering schedule they used after the seeding.

Watering schedule? I watered mine once and then forgot about it for two weeks. The grass came in patchy, but now I just tell people it's a "drought tolerant design.
